Fall renovation planning in Barrie: your September checklist

September is a useful time to take stock of how your home works and prepare the information a designer needs. Whether you are considering a winter renovation or a spring 2027 build, start with the property, the scope and the drawings.

This checklist is for homeowners in Barrie and Simcoe County planning an addition, basement apartment, custom home, deck or garage. It helps you prepare for a project review before committing to a construction date.

1. Decide what you want to change

Write a short brief: which rooms or structures will change, who will use the space, and what is essential. Separate an interior layout change from an addition or a new dwelling unit so the proposed work can be reviewed clearly.

  • Additions and renovations: identify the space you need, existing walls or openings you want to change, and how you plan to use the home during construction.
  • Basement apartments and secondary suites: note whether the unit is new or existing, and photograph entrances, stairs, windows and available living areas.
  • Custom homes: gather site information and a room list, including priorities for access, storage and outdoor space.
  • Decks and garages: photograph the proposed location and explain whether you plan to build, replace or expand a structure.

2. Gather your property records

Send the property address, municipality and any survey, old floor plans, previous permit drawings or sketches you already have. Take clear photos of the existing space and the outside of the building. Flag dimensions or conditions that you are unsure about so they can be checked.

3. Review the permit path for your municipality

For a second unit, also check the municipality's current housing programs. Barrie publishes a 2026 ARU incentives program, and Collingwood publishes a Rapid ARU initiative. Confirm current eligibility and conditions directly with the municipality before including any incentive in your budget.

4. Work back from your preferred construction season

Tell your designer whether you are aiming for work this fall, an interior renovation over winter, or construction next spring. Allow space in the plan for measuring, design decisions, consultant input, drawing revisions and municipal review.

Ask your contractor how site access, exterior work and weather protection could affect their sequence. A September consultation is a starting point for planning; the design schedule, permit timing and construction availability need to be confirmed for your project.
